Bought here as a long-term investment. Byculla is regenerating fast and a Piramal garden-facing tower at around ₹40,000 a sq.ft still looks reasonable for South Mumbai. MahaRERA-registered across wings so the paperwork was clean.
Visited the sample flat recently. The light and the Rani Baug views from the higher floors are lovely, and Byculla is far better connected than people expect — Byculla station and the Eastern Freeway are minutes away. Possession is December 2027, but the product is worth it.
What sold us on Piramal Aranya was the garden — very few homes in South Mumbai actually look onto 60 acres of protected greenery, and that view can never be built over. The Piramal finish and the elevated deck amenities are excellent. A genuinely different SoBo home.
